What We Actually Do

We've spent years figuring out how to make buildings work better for people AND the planet. Here's everything we bring to the table - no fluff, just real expertise built over countless projects.

Our Core Services

Each project's different, honestly. But here's the main stuff we've gotten really good at over the years...

Commercial Building Design
01

Commercial Building Design

Look, we've designed everything from office towers to retail complexes, and what we've learned is this: commercial spaces need to actually work for the people using them every day. We don't just draw pretty buildings - we think about flow, natural light, how people move through spaces, and yeah, keeping operating costs down.

  • Multi-story office complexes
  • Retail & mixed-use developments
  • Industrial facility planning
  • Adaptive reuse strategies
Urban Planning
02

Urban Planning & Development

Cities are complex beasts. We work on master plans that actually consider how neighborhoods evolve over time. It's not just about zoning maps - it's about creating places where communities can thrive. We've done our share of developments around Vancouver and learned that listening to local needs matters way more than imposing some grand vision.

  • Master planning & site analysis
  • Mixed-use district development
  • Transit-oriented design
  • Community engagement facilitation
Sustainable Architecture
03

Sustainable Architecture Solutions

This is where we really geek out. Sustainable design isn't some add-on feature for us - it's baked into everything from day one. We're talking passive solar orientation, natural ventilation systems, rainwater harvesting, the works. And here's the thing: sustainable buildings save money in the long run. We've got the data to prove it.

  • LEED certification consulting
  • Energy modeling & optimization
  • Green building material selection
  • Net-zero design strategies
Interior Space Planning
04

Interior Space Planning

Exterior's important, sure, but people spend most of their time inside. We've designed countless interiors that balance aesthetics with function. Whether it's an open-plan office that actually works or a retail space that guides customer flow naturally, we think through every detail. Lighting, acoustics, materials - it all matters.

  • Workplace design & layout
  • Retail interior configuration
  • Accessibility compliance
  • Material & finish specification
Construction Management
05

Construction Project Management

Here's where things get real. We don't just hand over drawings and disappear. Our team stays involved through construction, working with contractors, solving problems that come up (and they always do), making sure what gets built matches what we designed. It's the unglamorous part, but honestly? It's where projects succeed or fail.

  • Contractor coordination & oversight
  • Budget tracking & cost control
  • Schedule management
  • Quality assurance inspections
Heritage Restoration
06

Heritage Building Restoration

Vancouver's got some beautiful old buildings, and we've had the privilege of bringing several back to life. This work requires a totally different mindset - you're balancing historical integrity with modern building codes and client needs. It's part detective work, part craftsmanship, and honestly one of the most rewarding things we do.

  • Historical building assessment
  • Heritage designation applications
  • Sensitive modernization approaches
  • Original material preservation

How We Work: The Real Process

Forget those generic "5 easy steps" diagrams. Here's how projects actually unfold...

Discovery

We sit down, ask a ton of questions, and really figure out what you need. Not what you think you need - what'll actually work.

Concept Development

Sketches, models, ideas flying around. We explore different directions and narrow down what resonates with your vision.

Design Development

Details get nailed down. Materials chosen. Systems designed. This is where it all comes together on paper (well, screens).

Construction & Beyond

Building starts, we're there throughout. Solving issues, making adjustments, ensuring it gets built right. Then we hand you the keys.

Why Clients Stick With Us

We've been doing this long enough to know what matters. It's not about having the fanciest website or the slickest presentations. It's about showing up, doing solid work, and being straight with people.

  • We actually listen - your input shapes the design, not the other way around
  • Sustainability isn't marketing speak for us, it's how we approach every project
  • We're local to Vancouver - we get the climate, the regulations, the vibe
  • No surprises - we're upfront about timelines, costs, and challenges

What Makes a Good Fit?

Not every project's right for us, and that's okay. We do our best work when:

  • You care about environmental impact and long-term thinking
  • You value collaboration - this works best as a partnership
  • You're willing to invest in quality over quick fixes
  • The project's in commercial, urban planning, or restoration space

Let's Talk About Your Project

Got something in mind? Or just exploring options? Either way, we'd love to chat. No pressure, no sales pitch - just an honest conversation about what's possible.

Common Questions We Get

Depends on the scale, honestly. A smaller renovation might be 6-9 months from start to finish. A new commercial building? You're looking at 18-24 months, sometimes more. Design phase is usually 3-6 months, then permits can take another few months, then construction. We'll give you a realistic timeline once we understand your specific project.

Upfront? Sometimes a bit, yeah. But here's what we've seen across our projects - those initial costs get paid back through lower energy bills, less maintenance, and higher property values. Plus, there are often grants and incentives available. We help clients look at the full lifecycle costs, not just the construction budget.

We typically work on a percentage of construction costs, which aligns our interests with yours - we want to deliver maximum value, not just rack up billable hours. For smaller projects or consulting work, we might do fixed fees or hourly rates. Every project's different, so we'll propose what makes sense after understanding your needs.

Most of our work's in the Greater Vancouver area, but we've done projects throughout BC and occasionally beyond. Being local means we really know the building codes, climate considerations, and municipal processes. For projects further out, we make sure we can commit the necessary time and resources before taking them on.

We're flexible. Some clients hire us just for schematic design, others want us through construction. Maybe you need a sustainability consultant for an existing project, or help
